Programme and Course Support

- Improve cash flow and to achieve revenue growth in committed budget by achieving or exceed Financial Model Rate of the total allocated renewal leases; and to fill in vacant units of warehouse spaces at IMM Building.
- Lease administration involving timely update and submission for approval of New and Renewal lease in SAP, formulate lease agreement by liaising with external legal team and ensure accuracy of the Tenancy Agreement.
- Preparation of monthly reports, i.e. New & Renewal, Tracking Sheets, Interested Party Transaction (IMM Building), Variance Report and preparation of the yearly Asset Presentation.
- Constant promote and search for suitable tenants by liaising with real estate agents and stepping up in warehouse marketing i.e. sending out flyers island wide, cold calls, advertising through online marketing media and poster space or screen space.
- Manage tenants and their requests/ feedbacks during the term of their tenancies that entail close working with the tenants.
- Additional responsibility includes supporting IMM retail mall leasing and allocated with 5 – 6 nos. of retail renewal leases to negotiate and to follow through.
Other Achievement and Contribution:
- Success in obtaining the Land Titles for IMM Building from SLA after satisfying JTC's requirement to regularize the Tenant's office usage to Warehouse usage in accordance to the URA guideline in year 2017.
- Liaise and strategized with IMDA and SPRING SINGAPORE for the launch of In-Mall Distribution trial at IMM Building in year 2016.
- Strategized the warehouse Asset Enhancement Initiative by relocating the affected Tenants within mall in year 2015.
- Responsible for existing leases in East West Line.
- Lease administration involving lease extensions, verifying tenants' trade name and merchandising list, liaising with team members in regularization of the leases documentations, processing approved new/ renewal leases and identifying units to be put up for tender.
- Ensure accuracy in preparation of all lease documents prior execution.
