Manage major maintenance feedback and cases (e.g. ceiling leak, spalling concrete, dislodged tiles, seepages, cracks and pipe leak) and work closely with external agencies, internal stakeholders and contractors to ensure rectification/improvement works are carried out in accordance to SOPs and guidelines.

Investigate and determine the cause / source of major maintenance feedback and recommend appropriate repair methods to rectify defect (including manage handy-man). Follow up on defects from inspections for flats in accordance with HDB procedures and guidelines.

Engage and manage residents and provide technical advice on maintenance issues (including accommodate to residents' availability especially during outside office hours) to assuage their anxieties on major maintenance matters. (e.g. update them on the milestones and progress, mediate between contractor and resident on disagreement on repair methods).

Manage, monitor and audit GRA contractors to ensure they comply with contractual agreement and performance are met, including address to feedback received on contractor's performance.

Capture/attend to Major maintenance requests/feedback and update the status of all maintenance/repair works in iEMS in accordance with HDB procedures and guidelines, including putting up work costing (applicable to GRA and term contractors).

Manage HIP project at different stages (post HIP issues, polling - zonal project), attend to major maintenance defects for post HIP cases and conduct joint inspection with HIP PD for uncooperative residents. Put up submission for using Block Vote to repair defects arising from HIP works at post HIP stage.

Follow up with Town Councils and flat owners for maintenance faults identified during the periodic building inspections as required under the Building Control Act, in accordance with HDB procedures and guidelines.
8.
Provide support in case reports/submissions to ensure Management are timely appraised on the status. Carry out adhoc and/or special duties when being tasked (e.g. office maintenance, upgrading polling, etc)
