Managed two blocks of the Gateway Building totaling 848,000 sq ft. Handling lease negotiations with corporate tenants, including some levels of legal review of the tenants' comments on documentation. Prepare monthly reports for reporting to Management on achieved monthly targets versus budgeted monthly targets. On a quarterly basis, prepare reports to compare quarterly revenue basis. By 4th quarter reporting, revenue and occupancy reporting against budget submission to Board of Directors. Handles all lease administration to ensure legal documentation is completed. Handles legal cases with external lawyers.
Assist two Senior Managers with the day to day leasing matters of four buildings totaling 1,082,00 sq ft of lettable area. Leasing matters require negotiations in securing new leases, renewal of lease, termination of lease, pre-termination of lease and all lease administration with Corporate Tenants.
Handled the following buildings under the company group:
1) Clifford Centre - approx 276,000sf
2) Singapore Land Tower - approx 624,000sf
3) Stamford Court - approx 62,000sf
4) Tampines Plaza - approx 120,000sf

Submission of yearly revenue budget, monthly reports on income and occupancy and adhoc reports required by Management
Managed UE Square and UE Tech Park with an area of 280,000sf and 1,080,000sf respectively. Handles lease negotiations with corporate tenants, including Shell Eastern Petroleum at UE Square and UPS at UE Tech Park. Prepares monthly, yearly and adhoc reports including target Yearly Budget on revenue and income.
Arrange viewing schedule with Landlords to show corporate tenants office buildings. Managing Tenants' and Landlords' rental expectations for closing of contracts in an expeditiously manner. Perform cold calling and prospecting corporate tenants to increase customer base.
Assist Directors to arrange viewing schedules for corporate tenants for viewing of office buildings. Perform cold calling to secure prospective tenants. Conducting solo viewings and negotiate contracts to close the deals accordingly.
Enterprise Banking Depart - assist in opening of accounts, credit administration of loan facilities, preparation of reports including submission of reports to MAS. Managing of collaterals value against loan facility to mitigate risk.
Treasury Department, FX and Bullion Margin Trading facilities. Assist in opening of accounts, monitoring collaterals against value of contracts and perform daily end-of-day reports for dealers.
Information Technology Department. Understudy Nominees Share Trading system with users of the bank and the transactions involved by the customers from ATM point to delivery of shares to customer's CDP account. Coding and development of the new Nominees Share Trading System to allow customers to trade shares via ATM system. Testing of the system and ensuring that systems is fault-free when it goes live. The Nominees Share Trading system was launched during the bull run from 1991 to 1993.
