•Make sure all the relevant document are well documented such as first schedule application , elevator or escalator layout drawing , copy of contract , purchasing document and invoices.
•Site visit with local contractor for their understanding of the scope of work & site requirement.
•Ensure the relevant approval has obtain and document was submitted at site such as work permit approval , OSH plan & workers list before start the project.
•Ensure the tools used by the contractors are complying with company safety requirement.
• Ensure the work progress at site meet are achieved as per the work schedule.
• Implement installation methods as per company & local authority policies.
• Resource planning & project management planning
• Supervise the contractor & tester work progress at site.
• Ensure that requested resources are available
• Liaise with factory for any additional important information required during the installation or testing work in progress
• To submit request form for local authority inspection.
• To conduct a pre-inspection with testing team and to make sure the installation within local authorities requirement and fit for the DOSH inspection.
• To arrange for the payment JKKP Bill & follow up for the PMA certificate.
•Joint Inspection with the client for the handing over process.
• All those defects which been highlighted by client to be fix/attended accordingly.
• To submit the final claim & follow up on the payment.
A. Administration – Service Sales:
1. Manage & maintain existing clients accounts.
2. To attend on customer inquiries pertaining to contract matters ,quotation , price adjustment, tender submissions & PMA certificate renewal.
3. Direct client to the right channel for any further/additional info especially on the maintenance & finance inquiries.
4. To propose car finishes / Lift interior to existing client.
5. Visit our existing client, to maintain & sustain a good relationship with client which will indirectly helping to secure the business
6. To make sure all the lift maintenance agreement under DLP/Renewable contract was signed back.
7. Attending direct negotiation meeting or tender meeting for government projects
8.To provide training on the department procedure & and company policy to the new employee
9.To assist collection department on collection matters.
10.To assist subordinate on their daily operational works.
B. Field Work – Lift Upgrading Work :-
1.To prepare & plan on the execution of the car finishes/lift interior upgrading work upon the approval of quotation from the sales personnel.
2. Make sure all the drawing & Selection form has been confirm by client before start work. This is to avoid dispute in future.
3. To liaise with contractor , make sure they are clear about the scope of work & to meet the delivery within the time frame given.
4. Monitor the contractors work & make sure their works meet the clients expectation.
5. To have a joint inspection with client , make sure they are satisfied with work & sign the handover letter.
6. To follow up and close all the defect works if there is any.
7. To submit handover report to maintenance department for their reference & submit for billing.
C. Project Management - Modernization
1. To conduct a site survey ( check existing site condition before propose for modernization)
2. To prepare modernization cost estimation for management approval.
3. To prepare modernization proposal
4. Upon the approval , to liaise with drafting department on the revise layout drawing preparing on the sales order as per the proposal.
5. To follow up on the equipment delivery date.
6. Prepare for the 1st schedule application & submit to JKKP for their approval.
7. To arrange for subcontractor for the installation upon the delivery of equipment.
8. Submit work progress report to owner / consultants / main contractors
9. To monitor on the subcontractor & tester works.
10. To arrange for testing & commissioning work once the installation work is completed
11. To conduct a pre-inspection with CP & to rectify any defects before the actual JKKP inspection.
11. Arrange for the JKKP inspection.
12. To have a joint inspection with client , make sure they are satisfied with work & handover letter are signed.
13. Submit the handover letter for billing.
